Wanneroo is different from the coastal and freeway suburbs. It sits on the eastern shore of Lake Joondalup, in the northern reach of Yellagonga Regional Park, where the soil shifts from yellow Spearwood sand to the grey, older Bassendean sands that made the area good for market gardens. The town centre around Wanneroo Road and Wanneroo Central has homes from the 1970s onward; the streets around the showgrounds and Rotary Park carry 1980s and 1990s brick-and-tile on generous blocks; and the edges of the suburb still have semi-rural lots with sheds, stables, dams and stored timber. Lake Joondalup is the big driver. Coastal suburbs are on yellow Spearwood sand over limestone. Much of Wanneroo is on older grey Bassendean sand with a higher organic content and a shallower water table near the lake.
