That gives the suburb two kinds of building: modern slab-on-ground offices, warehouses and showrooms in the business park, and a lakeside strip of homes and villas on Herdsman Parade and Selby Street ranging from mid-century brick-and-tile to 1980s and 1990s two-storey townhouses. The soil is Bassendean grey sand with peat and a high water table near the water, so subterranean termites have moisture all year and treated zones need to be installed with the water table in mind.
The lake itself is the story. Roughly 300 hectares of open water, reed beds and paperbark fringe, it breeds mosquitoes and midges from spring into autumn and holds a year-round population of rats that forage along Pearson Street, Selby Street and the walking loop and into roof spaces and office kitchens.
