What actually moves the number
Termite work is priced on the ground around the house, not on the number of bedrooms. These are the things that push a quote up or down, roughly in order of how much they matter.
- Perimeter length. The product goes on at a label rate per metre of treated zone, and the labour follows the metres. A long, stepped footprint costs more than a compact rectangle of the same floor area.
- Paving and concrete against the wall. Open soil is trenched, treated and backfilled. Paving, paths, patios and garage floors have to be drilled at close spacing, injected and plugged, which is slower. A house paved to the walls on three sides sits toward the top of the range.
- Floor type. A slab-on-ground home is treated from the outside. A timber-floored home adds a sub-floor treatment, and low clearance adds time.
- Extensions and slab joins. Every join between an original slab and an extension, and every plumbing penetration, is a known termite path that is treated individually.
- Ground and water. Limestone pockets in suburbs like Greenwood, Warwick and Kingsley mean more drilling. Bores, soakwells and vegetable beds bring label setbacks that can change the design along one side.
- Live activity. Active termites in the house are usually treated or baited first, before the perimeter system goes in. That is a separate line on the quote.
Termite barrier cost in Perth
Most people still call it a termite barrier, and most quotes still say barrier. For an existing home, a chemical termite barrier is a non-repellent treated zone in the soil around and under the building, typically $2,500–$5,500. AS 3660.2 calls it a management system, because no barrier stops termites outright: a well-installed one makes concealed entry unlikely and makes any entry visible at the next inspection.
Physical barriers, such as stainless steel mesh or graded stone, are installed while a house is being built and are not something that can be retrofitted under an existing slab. If your home was built with one, the annual inspection checks that renovations, paving and garden beds have not bridged it. If it has been bridged, the usual repair is a chemical treated zone or bait stations across the gap, quoted on the metres involved.
Where a typical northern-suburbs home lands
These are illustrations, not quotes. Your house will differ, and the inspection is what turns an illustration into a number.
- A 1970s brick-veneer on a slab in Greenwood or Warwick, garden beds along most walls and a paved path down one side. Mostly trenching, some drilling. Usually the lower to middle part of the chemical range.
- The same house after the renovations: alfresco slab across the back, pavers to the walls, a family-room extension. Mostly drilling, plus the extension join. Usually the upper part of the range, and baiting becomes a genuine alternative.
- A two-storey rebuild on a small lot with paving to the fence. A shorter perimeter but almost all of it under concrete, so often a baiting and monitoring system is the better design.
- An older timber-floored home in the inner-north suburbs. Perimeter plus sub-floor, so toward the top of the chemical range.
What year one really costs
The inspection comes first, so a realistic first-year budget is the inspection plus the system: $2,750–$5,850 for an inspection and a chemical system, or $1,750–$3,350 for an inspection and a baiting install, before monitoring visits. After that, the AS 3660.2 inspection is due at intervals not exceeding 12 months. As an illustration only, if each annual inspection fell within our $250–$350 inspection range, five annual inspections would total $1,250–$1,750. Your quote shows the actual price. Some years it will find nothing. Some years it will find the new garden bed that bridged the treated zone, which is the whole point.
Every figure on this page is GST inclusive. GST is one-eleventh of an inclusive price, so if you are claiming it back on an investment property, your accountant will want the tax invoice, which we issue for every job.

Six questions that expose a bad termite quote
- Is it itemised by metres and product? If not, there is nothing to compare.
- Was the house inspected first? A phone quote for a termite system is a guess, and guesses turn into variations on the day.
- Is the product a non-repellent, applied at label rate? Repellent chemistry lets termites find the gap.
- What is the re-treatment promise, and what are its conditions? It should be in writing and tied to the annual inspection.
- Can the price change on the day? Watch for a variations clause, and ask what would trigger one.
- Who is doing the work? In WA, termite management work must be carried out by, or under the direct supervision of, a technician holding a WA pest management technician's licence, working for a registered pest management business.

Why do termite treatment quotes vary so much?
Because the job is measured in metres, not bedrooms. Two houses the same size can differ a lot in perimeter, paving and flooring. Drilling and injecting through concrete takes far longer than trenching open soil, and a timber floor adds a sub-floor treatment. A quote that does not show the metres, the product and the rate cannot be compared with one that does.
Is a baiting system cheaper than a chemical barrier?
Up front it usually is: a baiting install typically runs $1,500–$3,000 against $2,500–$5,500 for a chemical system. Baiting then carries scheduled monitoring visits for as long as the system is in place, so the fair comparison is over several years, not on day one. We put both options side by side on the quote where both suit the house.
Do I need an inspection before you can quote?
Yes. AS 3660.2 requires an inspection before a management system is designed, and we cannot price a perimeter we have not measured. If you already hold a current AS 4349.3 report from another technician we can work from it, but we still walk the site before quoting.
Does home insurance cover termite damage?
Usually not. Most Australian home and contents policies exclude damage caused by termites, which is why inspection and a maintained management system matter. Check the exclusions in your own product disclosure statement rather than relying on a general answer.
Can I treat termites myself?
Retail termite products are not designed to create a continuous treated zone to AS 3660.2, and spraying live workings with a repellent usually drives the termites elsewhere in the house and makes a professional treatment harder. If you have found termites, leave them alone, photograph them and call us.
What ongoing costs should I budget for?
Two things. First, the AS 3660.2 inspection at intervals not exceeding 12 months, which keeps the certificate and our re-treatment promise current. We price it with the system so it is on the quote from day one. Second, for a baiting system, the monitoring visits. Neither is hidden in a footnote.
