Pest management in Kinross, on the edge of Neerabup National Park.
Kinross was built in stages from 1992 and is the northernmost suburb in the City of Joondalup, with Neerabup National Park on one side and the Tamala Park bushland on the other. Slab-on-ground family homes, Scottish street names and a lot of bush on the boundary make the pest pressure here about what comes in from outside.

Kinross went up from around 1992, with Kinross Primary opening in 1995 and Kinross College following in 2002, and the housing is consistent: slab-on-ground brick and tile, many two-storey, on blocks laid out along Kinross Drive, Callander Avenue, Connolly Drive and Selkirk Drive. Slab homes keep timber out of the ground, but termites still enter through plumbing penetrations, slab edges buried under paving and garden beds, and any spot where a later pergola or deck touched soil. The ground is yellow Spearwood sand over Tamala limestone, close enough to the surface that most chemical termite management systems here are installed by drilling and injecting to AS 3660.2 rather than trenching.
Bushland is the story of Kinross. Neerabup National Park runs along the north-eastern boundary, Tamala Park bushland sits to the north, and both carry rats, mice, black house spiders, native cockroaches and termite colonies right up to the back fences of the outer streets. Rodents from the bush and the Tamala Park precinct move into roof spaces and garages through the cooler months, and swarm flights in November come straight off the national park. MacNaughton Park and Falkland Park are the larger open spaces inside the suburb, and the paving and limestone retaining walls between blocks are coastal brown ant territory. We treat the outer streets facing the bush more heavily on the external perimeter and give proofing advice for every job.
The Kinross pest short-list.
Termites
Slab penetrations and bridged edges on 1990s homes, limestone pockets, and colony pressure straight out of Neerabup National Park. Inspections to AS 4349.3 and drill-and-inject systems to AS 3660.2. Termite inspection.
Coastal brown ants
Super-colonies under driveways, alfrescos and retaining walls across the whole suburb. Non-repellent product and bait, APVMA-registered and applied to its label; a repellent spray only moves them to the neighbour's. Ant management.
Rats and mice
Out of the national park, Tamala Park bushland and the Burns Beach Road verges into roofs and garages on the outer streets. Baiting to label plus a written proofing list. Rodent management.
Spiders and cockroaches
Black house spiders and native bush cockroaches on rendered walls facing the bush, redbacks in retic pits and under limestone coping, German cockroaches in busy family kitchens near Kinross Central. Low-odour, non-staining products indoors. General pest treatment.
This season in Kinross.
September in Kinross: coastal brown ants are trailing across warm paving, black house spiders are re-webbing the walls that face Neerabup, and the rats and mice that came in from the bush over winter are still in roofs and garages on the outer streets. Book a termite inspection now, before the November swarm flights off the national park, especially if paving or garden beds sit above your slab edge.
Warmer soil brings coastal brown ants and redbacks out. Good time for a perimeter treatment before summer.
Subterranean termites swarm on warm, humid evenings. Sandy northern-suburb soils and garden timber raise the risk.
German and Australian cockroaches follow warmth and food into kitchens as nights cool.
Rats and mice look for warm voids. Sealing entry points now beats baiting later.

About twenty-five minutes from Warwick up the Mitchell Freeway to Burns Beach Road. Same-day for active pests is usually possible, and routine treatments are booked within the week.
Are 1990s slab homes in Kinross really at termite risk?
They are, because the risk comes from outside the house. Neerabup National Park and the Tamala Park bushland hold established termite colonies, and a slab home lets them in through plumbing penetrations, edge cracks and paving or garden beds built above the slab edge. An inspection to AS 4349.3 every twelve months is what we recommend. Book an inspection.
Why do the ants in Kinross come back after every spray?
Coastal brown ants live in linked super-colonies with many queens across several blocks, so a repellent spray splits the colony and moves it next door. We treat with a slow-acting non-repellent product and bait to label so the workers carry it back and the colony collapses rather than relocates. Read more.
Do rats come in from Neerabup National Park?
Yes. The outer streets of Kinross that back onto the park and the Tamala Park bushland see rats and mice move into roofs, garages and sheds from late autumn. We bait to label, treat the harbourage along the fence line, and give you a written proofing list for the gaps they used. Rodent management.
What is the investment for a general treatment in Kinross?
