Sorrento runs from the ocean at Marmion Marine Park up the ridge to Marmion Avenue. The foreshore streets sit on young white Quindalup dune sand; a few hundred metres back the ground becomes shallow yellow sand over Tamala limestone, the hard cap that gives the suburb its slope and its sea views. Limestone matters for termites in two ways. It is close to the surface, so a chemical management system is usually installed by drilling and injecting rather than trenching. And it holds moisture in pockets, which subterranean termites use in summer when the surface sand is bone dry.
The housing is a genuine mix. Original 1970s and 1980s double brick and brick veneer with timber roof framing is still common on the inland side, while the ocean-facing streets have been steadily rebuilt into large two-storey homes with steel and timber framing, cavity walls and alfresco areas hard up against the slab. Salt air corrodes the metal flashings and mesh that keep rodents out, and the coastal breeze pushes flying ants and termite alates inland on swarm nights. Does salt air change how you treat a Sorrento home?
It changes the proofing advice. Galvanised mesh and flashings corrode faster near the ocean, so gaps at eaves and roof penetrations open up sooner and rodents find them. We recommend stainless or aluminium mesh for sealing and we check the roofline more carefully than we would inland.
