Marangaroo was built out through the 1980s and early 1990s, a decade after Warwick and Greenwood, so the typical home is double brick or brick veneer with a tiled roof on timber framing, a bigger floorplan than the 1970s suburbs to the west, and a patio or pergola added at some point since. Blocks are still a decent size, gardens are established, and a lot of the original timber, pergola posts, retaining sleepers, fence rails, has now been in the ground for thirty-plus years. The suburb sits on yellow Spearwood sand along the Hepburn Avenue and Marangaroo Drive side, grading into the greyer, moister Bassendean sand as you head east toward Alexander Heights. Warm, free-draining sand on one side and moister ground on the other is a good recipe for subterranean termites, coastal brown ants and the rats that use the golf course as a larder.
Two features define the pest pressure. Marangaroo Golf Course sits in the middle of the suburb, irrigated year-round, with dams, mature trees, sandy rough and a constant supply of insects, worms and fallen seed. It is a wildlife corridor, and the wildlife includes black rats, mice, and the mosquito population that breeds in the water hazards after rain. On the south-east edge is Koondoola Regional Bushland, one of the largest surviving pieces of banksia woodland in the northern suburbs. It is worth having, and it carries a standing population of Coptotermes acinaciformis, native cockroaches, spiders and rodents that push into the surrounding streets in autumn and winter. Highview Park and the smaller reserves stitched through the suburb do the same on a smaller scale.

Thirty-year-old timber framing, pergola posts set in sand, pine sleeper retaining walls and a bush reserve on the boundary. Homes on the Koondoola side and along the golf course edge are the ones we find activity in most. AS 4349.3 inspection every 12 months is the sensible baseline.
Rats and mice
The golf course feeds them and the 1980s roof voids house them. Entry is usually a gap at the eave, an unsealed flue or a gutter joint under a tree. We seal first, then station. Rodent management.
Coastal brown ants
Super-colonies under paving, along retaining walls and through irrigated lawn edges facing the course. Repellent sprays split them; slow-acting non-repellents and baits collapse them. Ant management.
Mosquitoes, spiders and cockroaches
Golf course dams and irrigation runoff produce mosquitoes from spring; redbacks in retic boxes and under coping; native and Australian cockroaches from the bushland in autumn. Mosquito management and a general pest treatment cover them.

Spring in Marangaroo: ant trails are back along paths and the lawn edges facing the golf course, redbacks are setting up under outdoor furniture and in retic boxes, and the water hazards will start producing mosquitoes as the evenings warm. Does backing onto Marangaroo Golf Course change the treatment?
It changes the emphasis. Golf course boundaries bring rodents, mosquitoes and coastal brown ants in numbers, so we spend longer on the fence-line side: eave and roofline proofing, harbourage treatment of shaded walls and shrubs facing the course, and the ant colonies along the irrigated edge. The chemistry is the same as anywhere else; the time and attention shift to the boundary.
Is Marangaroo a termite-risk suburb?
Yes, at a typical-to-elevated northern-suburbs level. The 1980s and 1990s housing has timber roof framing and no physical barrier, most of the pergolas and retaining walls are timber in sand, and Koondoola Regional Bushland on the south-east boundary keeps a resident termite population. Streets within a few hundred metres of the reserve or the golf course rough we treat as elevated risk and say so on the report. An inspection to AS 4349.3 every 12 months is the baseline.
Why are the rats worse in winter here?
The golf course and the bushland feed them all year; in May to August the rain and cold push them into the nearest warm, dry void, and a 1980s roof with sarking and timber framing is ideal.
