Eden Hill was approved as a suburb in 1954 and filled in over the following decades, so the housing is a genuine spread: original 1950s and 1960s brick-and-tile on timber roof framing, 1970s brick veneer, and infill and battle-axe builds on slab from the 1990s through to the 2000s, many on blocks over 700 square metres. The ground is Bassendean sand, the older grey sand of the eastern suburbs, sitting over clay that holds moisture through winter. That combination is termite friendly. The sand drains fast at the surface, the clay keeps a damp layer below, and the older homes have timber that has been sitting on it for sixty years.
The Swan River floodplain lies just to the south and east of the suburb, with Bassendean and the river foreshore paths a short walk from Jubilee Reserve and Mary Crescent Reserve. Big, established gardens and the tree canopy that residents rightly like are also what black cockatoos, possums and rats like, and rodents move between roof spaces along fences and overhead lines.
