Quinns Rocks started as boatsheds and campsites in the 1930s, became a townsite in 1962, and was subdivided in 1959, 1964 and 1972. Old Quinns, the streets nearest the beach around Quinns Road and Ocean Drive, still has the 1960s and 1970s homes: brick and fibro on timber framing, wooden power poles and in places septic tanks. The Norfolk estate behind it was built in the early 1990s, double brick on slab with cul-de-sacs and underground services, and the newest Quinns Beach section toward Jindalee is current slab-on-ground construction. The ground is young Quindalup dune sand on the coast and shallow sand over Tamala limestone inland. For termites that means old timber framing in Old Quinns, bridged 1990s slab edges in Norfolk, and neighbour pressure on the new streets.
The foreshore shapes the rest. Quinns Beach and its rehabilitated dunes, the groynes and renourished sand the City of Wanneroo has worked on since 2017, and the dune strip south toward Mindarie are habitat for rodents, native cockroaches and a rich lizard population that feeds on the insects the dunes produce. Gumblossom Park and the other reserves through the suburb add more cover. Salt air corrodes the flashings and mesh on the older homes faster than anywhere inland, so rodents get into Old Quinns roofs easily. Marmion Avenue and the Quinns Village shops on the eastern side bring the usual cockroach and rodent pressure of a food precinct.
