The Sinagra family arrived in Wanneroo in the 1920s and the market gardens they and their neighbours worked are what the suburb's estates now stand on. Almost all of the housing is recent: single and double-storey brick homes on concrete slabs, built from the late 1990s through the 2010s on streets like Vincent Road, San Teodoro Avenue, Geranium Drive and Illyarrie Rise, with new lots still being released. New homes bring their own pest profile. Every slab has plumbing penetrations and a slab edge that termites can follow, the physical or chemical barrier installed at construction has a finite life, and the landscaping, paving and retaining walls put in afterwards are the commonest way that barrier is bridged.
