Tapping is almost entirely slab-on-ground housing built between the late 1990s and the early 2010s: brick or rendered walls, steel or treated-pine roof framing, alfresco slabs and paving to the fence. The ground is Spearwood yellow sand over limestone on the higher blocks, dropping to damp peaty ground around Jimbub Swamp Park off Waldburg Drive. This was horticultural land before it was houses, so the soil is well watered and full of old root material that established termite colonies long before the first slab was poured. Every home came with a termite management system under AS 3660.2, but retaining walls, garden beds and paving laid against the brickwork have bridged many of them, and the neighbours' termites do not respect boundaries.
Lake Joondalup and Yellagonga Regional Park lie just across Wanneroo Road, Jimbub Swamp sits inside the suburb and Carramar's golf course and bushland are to the north. That wetland chain drives mosquitoes through spring and summer and gives rats, native cockroaches and spiders a year-round home a short walk from any Tapping back fence. Seventeen local parks and reserves give the suburb more green space than most, which is good for families and good for pests. Is a 2000s home in Tapping at risk of termites?
Yes. The original termite management system under the slab was designed for a bare slab edge. Once retaining walls, garden beds and paving go in against the brickwork, termites have a covered path over it.
