Innaloo was mostly built between the Second World War and 1970. Development accelerated during the war years and the original stock is single detached timber-framed homes, many of them weatherboard or asbestos cement on timber stumps, on lots that have since been steadily split for duplexes and units in brick-and-tile. The land was low-lying swamp and market garden before subdivision, with drainage channels dug to make it usable. That means high groundwater in winter, damp subfloors under the old cottages and a soil that stays moist long into summer. For subterranean termites, an old timber-framed house with a damp subfloor on a former swamp is about as good as it gets.
Karrinyup Road, Scarborough Beach Road and Ellen Stirling Boulevard carry the traffic, and the Mitchell Freeway runs the eastern edge next to Stirling station.
