Pest management in Glendalough, on the edge of Herdsman Lake.

Glendalough is a small suburb of units, townhouses and 1950s State Housing homes squeezed between the Mitchell Freeway and Herdsman Lake, on ground that was wetland before it was suburb. That history decides most of what we treat here.

Why Glendalough gets the pests it gets

Glendalough was gazetted in 1954 after the State Housing Commission built its first homes in 1949, so the original stock is post-war brick and tile on timber roof framing, with a lot of it since replaced by unit blocks and townhouses around Harborne Street and Cayley Street near the train station. The ground is the part that matters. The suburb sits on the former Perth wetlands, with peaty, moisture-holding soil close to the surface on the lake side and Spearwood yellow sand on the freeway side. Damp ground, old timber framing and many strata boundaries in a small area mean termite activity here rarely stays with one owner, and a subterranean colony can feed on several buildings at once.

Herdsman Lake Regional Park, including Glendalough Open Space and the remnant wetland at Cayley Reserve, forms the western boundary. Three hundred hectares of reeds and open water is the largest mosquito and midge nursery in the inner north, and it drives rat and water rat movement into the units and bin stores along Harborne Street. Lake Monger is a short walk south. We treat Glendalough properties as lake-edge properties: mosquito harbourage work on the reserve side, rodent proofing at bin rooms and carports, and strata-wide external treatments rather than one unit at a time. The Glendalough Village centre on Harborne Street adds the usual food-premises pressure.

What we treat most in Glendalough

The Glendalough pest short-list.

Termites

Damp peaty ground near the lake, 1950s timber framing and dense strata lots. Inspections to AS 4349.3 and management systems to AS 3660.2, documented for the strata manager. Termite inspections.

Coastal brown ants

Common walls, shared paving and courtyard gardens make one colony everyone's colony. Colony-level treatment across the complex, non-repellent product applied to its label.

Rats and mice

Reed beds at Herdsman Lake, bin stores and freeway verges. Baiting in lockable stations at the property boundary plus proofing of bin rooms and carports. Rodent management.

Mosquitoes

Herdsman Lake and the stormwater sumps around it breed through spring and summer. Harbourage treatment of shaded vegetation and fence lines, and advice on courtyards and drains. Mosquito treatment.

What's active now

This season in Glendalough.

September in Glendalough is when Herdsman Lake starts producing mosquitoes and midges in numbers, and the still evenings around Cayley Reserve are the first to notice. Ants are surfacing through courtyard paving and rats are moving from the reed beds into carports as they nest. For the original post-war homes on timber framing, a termite inspection to AS 4349.3 now is worth booking ahead of November's alate flights.

Sep – NovSpring: ants and spiders wake up

Warmer soil brings coastal brown ants and redbacks out. Good time for a perimeter treatment before summer.

Nov – AprSummer: termite swarm season

Subterranean termites swarm on warm, humid evenings. Sandy northern-suburb soils and garden timber raise the risk.

Mar – MayAutumn: cockroaches move indoors

German and Australian cockroaches follow warmth and food into kitchens as nights cool.

May – AugWinter: rodents in the roof

Rats and mice look for warm voids. Sealing entry points now beats baiting later.

Questions

Asked in Glendalough.

How quickly can you get to Glendalough?

About twelve minutes from Warwick straight down the Mitchell Freeway to the Powis Street exit. Same-day for active pests is usually possible, and we can attend a strata complex out of hours if the manager needs it.

Is termite risk higher in Glendalough because of the lake?

The wetland soil holds moisture that subterranean termites need through summer, and the post-war homes on timber roof framing are the ones most exposed. In a suburb this dense, one active colony often sits under a shared boundary, so we recommend inspections to AS 4349.3 across adjoining lots rather than one at a time. Termite inspections.

Can you treat ants across a whole unit complex in Glendalough?

Yes, and it works better than treating one courtyard. Coastal brown ant super-colonies span shared paving and retaining walls, so we treat the complex externally with a non-repellent product and baits, and document each area for the strata manager. Ant treatment.

What can be done about mosquitoes from Herdsman Lake?

Nobody can treat the lake itself, but we can reduce what lands on your property. We treat resting harbourage in shaded plants and fence lines with an APVMA-registered residual applied to label, clear standing water in pot bases and gutters, and time the work for the spring build-up. Mosquito treatment.

What is the investment for a Glendalough unit or townhouse?

A typical three-bedroom home, internal and external, sits in the $250 to $350 range. Every job is quoted itemised in writing. See the investment guide. Smaller units and combined strata treatments are quoted on their own footprint.
