Embleton was built out through the 1950s, 1960s and 1970s, mostly in modest State Housing style: double brick or brick veneer on slab or low stumps, timber-framed tile roofs, fibro sheds and quarter-acre blocks now being split for villas and duplexes. The 2016 census still counted three quarters of its dwellings as detached houses. The ground is Bassendean dune sand, heavily leached white to grey and poor at holding nutrients, with groundwater around ten metres down but plenty of surface moisture held in the fine sand under paving and slabs after rain. That damp grey sand under fifty-year-old timber framing is where most Embleton termite activity starts, and the lack of any original chemical barrier makes an inspection the first job.
The green space is out of proportion to the suburb's size. Embleton Golf Course's nine holes, Broun Park, Wotton Reserve with its soccer pitches and the Bayswater Waves aquatic centre precinct all sit within a couple of streets of every home, and the tree belts along them are home to rats, native cockroaches and huntsmen.
