Bed bugs are the pest where the inspection is the treatment: we find every crack they are living in, treat it to label with a residual, a growth regulator and a desiccant dust, and come back for the hatch.

The bed tells you, not the bites.
The common bed bug, Cimex lectularius, and increasingly the tropical bed bug, Cimex hemipterus, are flat, wingless insects that hide within a metre or two of where people sleep and come out in the small hours to feed. They cannot fly or jump. They walk, and they are carried, which is why every bed bug story in Perth's northern suburbs starts with a suitcase, a second-hand bed or a neighbouring unit.
- Spotting. Dark, ink-like dots along mattress seams, on the base fabric, in the frame joints and on the wall behind the bedhead. It is digested blood, and it is the most reliable sign.
- The insects. Adults are 4 to 6 mm, oval, reddish-brown and paper-flat when unfed, rounder and darker after a feed. Nymphs are smaller and cream to tan. Eggs are 1 mm, white, glued into cracks in clusters.
- Shed skins. Translucent casts in the same places, from five moults between egg and adult.
- Bites. Itchy welts, often in a line or cluster, on skin that was outside the covers. Some people react hard, some not at all, and in a couple the reaction can be one-sided, which is why one partner insists there is nothing wrong.
- A sweet, musty smell in a heavily infested room.
A quick self-check: strip the bed, run a torch along every seam of the mattress and the base, then look at the slats and the joints where the frame bolts together. If you find spotting or a bug, stop there. Do not spray, do not bomb, do not move the mattress to another room. Every one of those scatters the population into the walls and the rest of the house and makes the job longer.

Inspection is the treatment
The room is taken apart, in order: bedding stripped and bagged, mattress and base lifted and checked along every seam, frame joints and slats, headboard, bedside furniture emptied and drawers turned over, skirting and architrave gaps, curtain hems, picture frames, power points and the underside of anything within two metres of the bed. Adjoining rooms and any sofa or recliner that gets slept on are checked too. Visible clusters and eggs are vacuumed out first.
Residual, growth regulator and dust
An APVMA-registered residual insecticide labelled for bed bugs is applied to label to the frame, base, mattress seams, skirting lines, furniture joints and the harbourages found, with an insect growth regulator so survivors cannot breed. A desiccant dust goes into the cracks, voids and behind the skirting where a liquid cannot reach and where resistance does not help them. Indoors we use non-staining formulations only; nothing goes on the sleeping surface beyond what the label allows.
Encase, advise, and the second visit
Mattress and base go into zippered bed bug encasements where you want them, sealing anything still inside. You get a written plan for laundry, luggage and what to leave in place. Ten to fourteen days later we return, re-inspect every harbourage for the hatch and re-treat where needed. Both visits are on one quote and one treatment record.

Before we arrive, and what not to do.
- Do not spray, bomb or fog the room. Repellent aerosols scatter bed bugs into walls and adjoining rooms and make the job longer.
- Do not move the mattress, bedding or furniture to another room or the verge. Leave the bed where it is; we treat it there.
- Strip the bed and bag the bedding, pillowcases and any clothes from the floor in sealed bags, ready for a hot wash (60 degrees) and a hot tumble dry. Keep the bags closed until then.
- Empty the bedside drawers into sealed bags and pull furniture 30 cm from the walls so we can reach the skirting.
- Leave luggage, backpacks and travel bags in the room for us to inspect. Tell us where the bed bugs may have come from.
- Tell us about anyone in the household who is pregnant, asthmatic, chemically sensitive or under two, and about pets, so we choose the product and timing to suit.

Bed bug treatment FAQ.
How do I know it is bed bugs and not fleas or mosquitoes?
Look at the bed, not the bites. Bed bugs leave dark spotting, like a felt-tip dot, along mattress seams, the piping of the base, the slats and the joints of the bed frame, plus tiny cream-coloured eggs and shed skins in the same places. The insects are flat, oval, reddish-brown and about the size of an apple seed; the young are smaller and paler. Bites in a line or cluster on skin that was exposed overnight are typical but not proof, because people react very differently and some do not react at all. Text us a photo of the seam and we will tell you.
Why does it take two visits?
Eggs. Bed bug eggs are glued into cracks and seams and no residual reliably kills them. They hatch over seven to ten days, and the nymphs that emerge have to cross treated surfaces or pick up the growth regulator to die. The second visit, ten to fourteen days after the first, catches that hatch, re-inspects every harbourage and re-treats where needed. A one-visit bed bug job is a first visit with the second one left out, and it is why the problem comes back in a month.
Do you use heat treatment?
Not whole-room heat. It is a good method but needs a day of specialist equipment and a room stripped and monitored to hold above 50 degrees for hours, and in Perth it is priced accordingly. For a domestic infestation in one or two bedrooms, an inspection-led chemical program with a growth regulator, a desiccant dust into the voids and a second visit gives a reliable result at a fraction of the outlay. Where an infestation is severe and spread through a multi-unit building we will say so and talk about what that needs.
Do I have to throw the mattress out?
Usually not. A mattress and base can be treated to label along the seams, tufts and piping, and then sealed in a zippered bed bug encasement that traps anything still inside and stops re-infestation. Throwing an infested mattress out without wrapping it spreads bed bugs through the hallway, the lift and the verge, and the replacement gets colonised by the bugs still in the frame and skirting. If a mattress is badly stained or torn we will tell you and it goes out wrapped.
Where do bed bugs come from in Perth?
Luggage, mostly. Interstate and overseas travel, backpacker and short-stay accommodation along the coast, student housing around Joondalup, FIFO swings and a bag that sat on a hotel bed. Second-hand beds, sofas and bed frames are the other common route, and so is a neighbouring unit through shared walls and services. They are not a sign of a dirty house; they are hitch-hikers that feed on people, and a clean house with a suitcase feeds them just as well.
What about pyrethroid resistance?
It is real and well documented in Australian bed bug populations, and it is the reason a supermarket surface spray or a bug bomb makes things worse: the bugs scatter into the walls and the survivors breed. We inspect first, use a residual chosen for bed bugs, add an insect growth regulator so the survivors cannot breed, and put a desiccant dust into the cracks and voids where a liquid cannot go, because desiccants work on the exoskeleton and resistance does not apply to them. Actives are recorded on your treatment record.
Can I stay in the room during the treatment?
Not during, and not until the re-entry period we advise has passed, usually once treated surfaces are dry. You can sleep in the bed that night in most cases, and we recommend you do: bed bugs are drawn out to feed and cross the treated surfaces. Moving to the couch moves them to the couch. Kids, pets and anyone pregnant, asthmatic or chemically sensitive should be discussed with us when you book so the plan is adjusted.
What does bed bug treatment cost in Perth?
A two-visit program for one bedroom typically runs $450–$550; a whole two- or three-bedroom home $650–$950, GST inclusive, including both visits, the inspection of adjoining rooms, the growth regulator and the dust. Mattress encasements and additional rooms are itemised. Heavy infestations across a unit block are quoted after inspection. It is not a low-investment job, because the second visit and the inspection time are what make it hold, and we would rather do it once.
