Carine was one of the last suburbs between Marmion Avenue and the Mitchell Freeway to be built out. The streets south of Reid Highway went in during the early 1970s, Carine High School opened in 1973, and the northern stages were finished by 1987. That gives a fairly uniform housing stock: single-storey double brick on Spearwood yellow sand, tiled roofs on timber framing, with a growing number of duplex and battle-axe infill blocks. The sand sits over Tamala limestone, which holds moisture in pockets through summer, and the timber roof framing in a 45-year-old home is exactly the food subterranean termites are looking for once a bridged barrier or a leaking retic line gets them in.
