Most of Koondoola's infrastructure went in during the 1970s, with Koondoola Plaza opening in 1978, and the housing is what that era built: single-storey double brick and brick veneer on strip footings, timber roof framing under tiles, plus a share of grouped dwellings and rear-lot builds added since. Part of the suburb was a regional landfill before development, and the ground is Spearwood and Bassendean dune sand meeting at the Karrakatta boundary, so drainage varies from block to block.
