Butler is one of the youngest suburbs we service. Development started in 2003 under the Butler-Ridgewood Structure Plan, and the Satterley-built Brighton estate filled it in over the following fifteen years, from Brighton Village at the corner of Marmion Avenue and Kingsbridge Boulevard across to the Mitchell Freeway. The housing is almost entirely double brick on concrete slab with steel or timber roof framing, small lots, paved side access and alfresco areas poured against the slab. The ground is yellow Spearwood sand over Tamala limestone, warm and free-draining, which suits coastal brown ants perfectly. Newer homes have a physical or chemical termite system installed at construction, but slab penetrations, added patios and garden beds built up against the brickwork are where those systems get bridged.
Butler sits about two kilometres from the ocean, close enough for the sea breeze but far enough that the pressure comes from bush and water rather than salt. The Mitchell Freeway forms the eastern boundary with Neerabup bushland beyond it, remnant vegetation is retained in reserves through the estate, and the lake at Kingsbridge Park is a standing-water source in a suburb that otherwise has none. That combination brings rodents and native cockroaches into the back fences, mosquitoes and midges around the lake in the warm months, and a steady supply of termite colonies in the retained bush that new homes have been built beside.
